Terms of sale.
Effective October 13, 2026. These are the terms you accept when you order a report.
01What you are buying
A zoning report about one lot you name, delivered as a PDF to the email address you give, within 72 hours of your order. The report states what the public documents say about the lot — the municipal code, the general plan, any plan that covers the lot, the state housing laws it screens, and the public map layers it lists — each as of the date the report names for it.
These terms are between you and Richey Zoning Intelligence LLC, a New York limited liability company (“we”). You accept them when you place an order.
02What the report is not
The report is a research document. It is not legal advice, and we are not a law firm; reading it creates no attorney–client relationship. It is not a survey, a title report, an appraisal, an environmental assessment, or a review of the building or fire codes.
It is not a determination by the city or county. The jurisdiction decides what its code means and how it applies, and its determination controls if it differs from the report. Codes, plans and maps change; the report describes them as of the dates it names.
Facts about the lot come from public records and maps, which can be wrong or out of date. Where the report could not settle a fact, it says so on the card.
03Who may rely on it
You, the purchaser named on the order, may rely on the report for your own decisions. No one else may, including anyone you forward it to. A lender, counsel or other third party who needs to rely on a report can ask us for a reliance letter, which is a separate service.
04Review, and if something is wrong
Before delivery, a specialist reviews the report’s determinations against the cited documents and signs it off.
If you believe the report contains an error, tell us within 30 days of delivery at report@richeyzoning.com, naming the card and what you believe it should say. We check it against the cited sources. If the report is wrong, we issue a corrected report at no charge. A corrected report is your remedy for an error in the report.
05Payment and refunds
The report is paid at the time of order, by card through Stripe. The price is the one shown on the order page when you order. Firms that pay by invoice can arrange that with us in advance.
If we cannot deliver a report on the lot you named, we tell you within one business day of your order and refund the payment in full. If we expect to deliver later than 72 hours after your order, we tell you before then with the new delivery time, and you may cancel for a full refund at any point until the report is delivered. Once a report is delivered, the payment is not refundable; an error is handled under the section above.
06Limitation of liability
To the fullest extent the law allows, our total liability to you for anything arising out of a report or these terms, whether in contract, negligence or otherwise, is limited to the amount you paid for that report.
We are not liable for indirect, incidental, special or consequential damages, or for lost profits, lost opportunities, or the cost of a purchase, a loan, a project or a decision made in reliance on the report.
Nothing in these terms limits liability that the law does not allow to be limited, including liability for fraud, gross negligence or willful misconduct.
07How the report is made
The documents are read in full by AI readers working independently of one another; every figure must be quoted from the sentence or table row it rests on, and each one is checked again against the whole document before a specialist reviews the report. The report’s own “How this report was made” page describes the method, and its sources page lists every document and map read, with the date each one was read.
08Your information
To make and deliver the report we keep the lot you named, your name, email address and phone number if you gave one, what you told us you are deciding, the order record, and the report itself. Payment is handled by Stripe; we never see your card number.
We use this information to deliver and support your order and to improve the method, and for nothing else. We do not sell it. Write to info@richeyzoning.com to ask what we hold about you or to have it deleted, subject to records we must keep.
09Using the report
The report is yours to use for your own purposes, including sharing it with people working on the same lot with you. Please do not resell it, strip its citations or its conditions of use, or present it as the jurisdiction’s determination. The methods, formats and software behind it are ours.
10Law and disputes
These terms are governed by the laws of the State of New York, without regard to its conflict-of-law rules. Any dispute is brought in the state or federal courts sitting in New York County, New York, and each of us consents to their jurisdiction. If part of these terms is unenforceable, the rest still applies.
11Changes and contact
We may update these terms; the version in effect when you order is the one that applies to that order. Questions go to info@richeyzoning.com.
